Selling a home involves a lot more than putting a sign in the yard and waiting for an offer. Pricing, preparation, presentation, marketing, timing and negotiation can all affect the outcome.
I help homeowners throughout the Greater Kansas City metro on both the Kansas and Missouri sides of the state line, including Johnson, Miami, Leavenworth, Wyandotte, Jackson, Cass, Clay and Platte Counties. I help sellers understand what their property is worth, what today's buyers are looking for and what they can realistically expect from the selling process. Before we list, we'll talk through the market, likely timeline, costs, preparation and the decisions that may come up along the way.
With more than 20 years in real estate and experience in residential sales, property management, investing and valuations, I look at a property from more than one perspective. I'll tell you what I believe is worth doing before you sell—and just as importantly, what probably isn't.
My goal is simple: give you the information and realistic expectations you need to make good decisions from listing through closing.
WHAT'S YOUR HOME WORTH | TALK TO KRISTINE ABOUT SELLING YOUR HOME
Preparing your home for the market doesn't mean spending money on every possible update. Some improvements can make a meaningful difference in how buyers respond to your home, while others may cost more than they're worth.
Before you start painting, replacing flooring or tackling a long list of projects, let's look at your home together. I'll help you identify what may improve presentation or marketability, what today's buyers are likely to notice and what you can probably leave alone.
Every home, neighborhood and price range is different. The goal isn't to make your house perfect—it's to make smart decisions about where your time and money are best spent before we put it on the market.
Pricing a home isn't about choosing the highest number or relying on an automated estimate. It's about understanding your property, recent comparable sales, current competition, buyer activity and what is happening in your specific market.
I'll give you a realistic assessment of your home's value and explain the information behind it. We'll also talk about what you can reasonably expect after your home goes on the market—including showing activity, feedback, offers and the timeline for a sale.
Markets change, and sometimes the market tells us something different than we expected. If that happens, we'll look at the information together and adjust our strategy when it makes sense. You won't have to wonder what is happening or what I think we should do next.
Good marketing starts before your home ever appears online. How a property is prepared, photographed, described, priced and presented can influence a buyer's first impression before they ever walk through the door.
I'll develop a marketing strategy based on your home, its location and the buyers we're most likely trying to reach. That may include professional photography, online marketing, major real estate websites, social media, agent-to-agent exposure and other opportunities appropriate for your property.
Once your home is on the market, marketing doesn't stop. I'll pay attention to showing activity, buyer and agent feedback, online interest, competing listings and changes in the local market. Those signals help us understand how buyers are responding and whether our strategy is working.
Putting a home online is easy. Knowing how the market is responding—and what to do with that information—is where experience matters.
The highest offer isn't always the best offer. Price matters, but so do financing, inspections, appraisal terms, closing dates, contingencies and the buyer's overall ability to complete the purchase.
When an offer comes in, I'll walk you through the entire proposal—not just the number at the top. We'll look at the strengths, potential concerns and how the terms compare with your priorities. If there are multiple offers, I'll help you evaluate them side by side so you understand the differences before making a decision.
Negotiation can continue well beyond the initial offer. Inspections, repairs, appraisal issues and other questions may come up before closing. I'll explain your options, give you my recommendation and help you decide how you want to respond.
My job is to help you understand the offer, protect your interests and make informed decisions—not pressure you into accepting something simply to get the house under contract.
Accepting an offer is an important milestone, but there are still several steps between going under contract and handing over the keys. Inspections, repair negotiations, appraisal, financing, title work and final preparations all have to come together before closing.
I'll keep you informed about what's happening, what deadlines are approaching and what I need from you along the way. If an inspection issue, appraisal concern or unexpected problem comes up, we'll talk through the options and determine the best way to move forward.
As closing approaches, I'll help make sure the remaining details are addressed and that you know what to expect before signing.
Selling an investment property can involve considerations that aren't always part of a traditional home sale. Current tenants, lease terms, property condition, income and expenses, timing and the property's appeal to both investors and owner-occupants may all affect how we approach the sale.
My background in real estate investing and property management gives me firsthand experience looking at properties from an investor's perspective. We'll talk about your goals, the property's current situation and how to position it for the buyers most likely to see its value.
Whether you're selling a single rental property, reducing your portfolio or preparing for your next investment, I'll help you develop a realistic strategy for the sale.
You don't need to have everything figured out, or even cleaned up, before we talk. Whether you're planning to sell soon or simply wondering what your home is worth and what you should be doing now, let's start with a conversation.
Whether your home is in Lenexa, Overland Park, Olathe, Shawnee, Leawood, Prairie Village, Kansas City, Lee's Summit or another community in the Greater Kansas City area, I'm happy to talk about your property, your plans and what makes sense for you.
