Buying a home usually starts well before the first showing. Understanding your financing, budget, priorities and timeline can make the search more productive—and help you feel prepared when the right property comes along.
We'll start by talking about what you're looking for, where you'd like to be, what matters most to you and what a realistic timeline looks like. If you'll be financing your purchase, getting pre-approved early helps establish a comfortable price range and gives us a better understanding of the loan options and costs involved.
I'll also help you think beyond the purchase price. Property taxes, insurance, HOA fees, maintenance, potential improvements and other expenses can affect what a home really costs to own.

Searching for homes online is easy. Deciding which properties are actually worth considering takes a little more thought.
As we look at homes, I'll help you evaluate more than bedrooms, bathrooms and finishes. We'll consider location, condition, comparable properties, resale potential, improvements, neighborhood factors and anything else that could affect whether a home makes sense for you.

I'll explain the options, potential risks and how different terms may affect your position before you sign. If we're competing with other buyers, we'll talk about ways to make your offer more attractive without automatically giving up protections or exceeding what you're comfortable with.
Negotiation may continue after the initial offer is accepted. Inspection findings, repairs, appraisal issues and other circumstances can require additional decisions before closing.
The goal isn't simply to win the house. It's to negotiate a purchase you're comfortable with after the excitement of getting the offer accepted wears off.
Once you're under contract, it's time to take a closer look at what you're buying. Inspections and due diligence give you an opportunity to learn more about the property's condition and identify issues that may affect your decision or require further evaluation.
I'll help you understand the inspection process, including any applicable waivers, important deadlines and what happens when the reports come back. If concerns are identified, we'll talk through the findings, determine whether additional specialists may be needed and discuss your options before deciding how you want to proceed.
Not every inspection item needs to become a negotiation, and not every issue should be ignored. Part of my job is helping you separate routine homeownership and maintenance items from concerns that deserve a closer look.
My experience with residential property, property management, investments and renovations gives me a practical perspective during this part of the transaction. When an issue requires expertise beyond mine, I'll help you identify the appropriate inspector, contractor or other professional to evaluate it.
The goal is to understand as much as reasonably possible about the property before you move forward, not discover everything after you own it.
Once inspections are behind us, there are still several pieces that need to come together before you get the keys. Your lender will continue working through financing and underwriting, the property may need to appraise, title work will be completed and we'll keep track of the remaining contractual deadlines.
I'll stay involved throughout the process, communicate with the other professionals involved in the transaction and keep you informed about what is happening and what comes next. If an appraisal issue, financing question or unexpected hurdle arises, we'll talk through the situation and your options.
As closing approaches, I'll help you prepare for the final walk-through, understand what to expect at closing and make sure the remaining details are addressed.
