After several years of unusually fast sales, multiple offers and rapidly rising prices, we're seeing signs of a market becoming more balanced. It's the buyers' turn to regain some negotiating power. Buyers may have a little more time and more opportunity to negotiate, while sellers—and their agents—can no longer count on simply putting a sign in the yard and watching the offers roll in.
That doesn't mean it's a bad time to buy or sell. It means pricing, preparation, negotiation and strategy matter again.
And remember: you sell high, you buy high. You sell lower, you may also have the opportunity to buy lower. The best time to make a move isn't determined by news headlines, online “real estate influencers” or a single market statistic.
